How does a Hong Kong fit-out run? What are the steps from enquiry to handover?

For design-and-build, a Hong Kong fit-out usually runs: enquiry, meeting, site measure, design and quote, drawings and budget, contract, build and progress updates, then handover or opening. ffffff design keeps the conversation clear, the layout workable, the quote itemised with a programme, and the site progress visible — so you are not left guessing where the job is. The building work is carried out by the 新晞工程 team.

Four stages

1. Conversation: agree what success looks like

Email, phone, or the online enquiry all work. The meeting clarifies the type of space (home, restaurant, shop, or office), the problem to solve (full fit-out, partial work, taking over a shop, reinstatement for a tenancy, or an opening date), a budget feeling, and what must stay. The aim is one shared picture of the result.

2. Planning: a workable layout, then a quote you can read

After the site measure, a layout direction leads to a quote that names the items — prices and programme — so scope, money, and time can be read together. What you should see is not a vague total, but what each part is and roughly when it happens.

3. Design: materials, the scheme, and drawings

ffffff design sets out the spatial language, materials, and drawings: fit for the use, able to guide the build, with the look and the build considered together. From white, everything begins. A clear scheme is what lets the room come to life.

4. The build: programme, supervision, handover

After the contract, work follows the programme. The site is supervised and progress is watched. Key points are raised with you, and problems are dealt with early, through to handover or opening.

Ten steps, for checking off

  1. Enquiry online or by phone
  2. Book a meeting
  3. Site measure
  4. Design, planning, and quote
  5. Interior drawings
  6. Budget review (items, prices, and programme named)
  7. Contract
  8. Build
  9. Coordination on site
  10. Opening or handover

Depending on complexity — a restaurant licence, or a minor-works application, for example — some steps may run together. That is explained in advance. The full version is on the process page.

What you can prepare before you start

  • The address, and a rough plan if you have one
  • A style direction or reference images, for the design conversation
  • A list of what must stay and what must change
  • A budget range and a target completion date
  • If a tenancy, a takeover, or a licence is involved: the current position (this can follow later)

You do not need every document at the first contact. Add what is needed at the measure and planning stage.

FAQ

Do I need every document at the first contact?

No. Start with an enquiry and a meeting. Bring further information at the measure and planning stage as it is needed.

Can I ask for a rough price first?

Yes. Share a budget feeling and the scope. A more accurate quote, with items and a programme named, usually follows the measure and the plan.

Can the design change halfway through?

It depends on progress and on materials already ordered. A change can affect price and programme. We assess it and confirm with you before going on.
