Practical guides

How do you read a Hong Kong renovation quote? What should a design-and-build quote line up?

The point of a Hong Kong renovation quote is not which sheet looks cheapest. It is whether the scope lines up, the items are named, and the design and the building work use the same description. A design-and-build quote usually sets out the layout direction, the main trades, the material grade, and the programme together, so you can see what is included and what is not. After measuring and planning, ffffff design moves toward a quote that names the items and the programme — align the scope first, then talk about how the price is structured. A bare total is not a substitute for that list.

From white, everything begins. A useful quote starts on a clear page too.

Where quotes most often fail to line up

A low total, a different scope

One quote may include a fitted wardrobe and another only wet trades and paint. One may include part of the electrical work and another may assume the existing installation can stay. Close numbers are not comparable until you line up the list: strip-out, wet trades, electrical, paint, flooring, bathroom and kitchen, fitted furniture, air conditioning and ventilation, miscellaneous items, and protection.

Design and building work quoted apart

A scheme can look right and still need another team to build it. That gap is where drawings change, prices move, and responsibility gets thin. ffffff design keeps design and building work on one line of communication: a scheme that can be built, a site that matches the drawings, and a quote that is easier to read against the design.

Programme and site limits left unwritten

Mall or industrial-building access hours, management-office applications, material supply, and drawing changes along the way all affect price and time. The quote and the contract notes should state the programme assumptions. If a restaurant or shop has an opening date, say so early.

What a design-and-build quote should line up

  1. Type and depth — a full home, a partial home, or a light tenancy refresh; or a shop, restaurant, or office, whole or partial
  2. The site measure — actual sizes and limits, not a remembered plan
  3. Layout and use — circulation, partitions, and storage, display, or reception
  4. Trades — strip-out, wet trades, electrical, paint, flooring, bathroom and kitchen
  5. Joinery and equipment — whether wardrobes, a cashier counter, kitchen stainless steel, and similar items are included
  6. Related systems — fire services, ventilation, electricity or water meters, where they apply
  7. Programme and how you stay in touch — when updates happen, and how a change of scope is handled

Where the work is electrical or minor works — for example aluminium windows, partitions, or an electricity or water meter application — it is carried out by the 新晞工程 team. 新晞 is a registered electrical contractor and a minor works contractor. The scope is assessed for the job.

How to get a quote you can actually read

The usual path is: enquiry, meeting, site measure, design and quote, drawings and budget, contract, then build and handover. A more accurate quote, with items and a programme named, usually follows the measure and the plan. At the first contact you can share a budget feeling and the scope. You do not need every document at once. See the process.

If the site reveals something hidden, or you change the scope, the effect is explained before you decide. It is not absorbed in silence.

FAQ

Can a photo produce an accurate total on the spot?

You can talk through a budget feeling and the scope first. A steadier quote that names the items and the programme usually comes after a site measure and a plan.

Does the quote name the programme?

At the planning and budget stage we aim to name item prices and the programme. The actual time still depends on site access hours, materials, approvals, and drawing changes.

Is it cheaper to quote design and building work separately?

Not necessarily. Separate quotes can look more flexible at the start, but later drawing changes, coordination, and gaps in responsibility often cost time. Design-and-build is about an aligned scope that can actually be built.
